Translating Foreign Income Documents for a UK Mortgage

Do you earn money abroad? Recent arrivals, international workers, and owners of foreign property often need certified translations of their income documents for a UK mortgage. Lenders ask for different things, but one rule never changes: all income evidence must be in English.

UK mortgage lenders work out what you can afford from income they can check. Some or all of your income may come from overseas. It might come from a foreign employer, a rental property abroad, an overseas pension, or self-employment in another country. Lenders need paper evidence of it. If that evidence is not in English, you need a certified translation so the lender's underwriting team can read and assess it.

This Is Not a UKVI Requirement

Mortgage translation is a lender rule, not a Home Office or UKVI rule. The standards are not the same as for visa translation. A lender may want a particular form of certification, or particular documents. Even so, all major UK mortgage lenders accept UKVI-certified translations, with a translator's declaration of accuracy, as income evidence.

Lender-Specific Requirements

Not all UK mortgage lenders accept foreign income. Those that do ask for different things:

General Lender Requirements for Foreign Income

  • Certified translation — Must include translator's name, qualifications, signature, and statement of accuracy
  • Currency conversion — The lender converts your foreign income into GBP, usually at the current rate or a cautious average. The translation must keep the exact foreign currency figures
  • Recency — Most lenders require documents from the last 3-6 months to be translated
  • Original and translation together — Always send the original foreign-language document with the certified translation

High-Volume Document Scenarios

A mortgage application with foreign income can mean a lot of pages. Six months of payslips plus six months of bank statements can run to 12-18 pages, before you add anything else. So plan and budget for the translation cost.

Scenario 1: Recently Arrived in the UK

You may have arrived in the UK in the last year or two and now earn in GBP. Lenders may still want proof of your overseas income from before your UK job started. You may need to translate payslips and bank statements from your last role abroad to show your income has been steady.

Scenario 2: International Remote Worker

You may live in the UK but work remotely for a foreign employer who pays you in a foreign currency. Then all your payslips and bank statements come from abroad. Lenders who accept this will want certified translations of every income document, plus an employer letter confirming your contract terms.

Not All Lenders Accept Foreign Income

Some high-street UK lenders do not accept foreign income at all. Specialist brokers and some lenders are more flexible, including private banks and international mortgage specialists. If one lender turns you down, a broker who deals with international or expat mortgages can find lenders who take your type of income. You then need the translations once a lender says yes.

Frequently Asked Questions

My bank statements are from a foreign bank but are already in English (e.g., HSBC overseas). Do I need translation?

If your statements are already in English, you usually need no separate certified translation. That holds even when they come from a foreign branch of an international bank. Ask your lender whether they also want the original-language documents. Some international banks issue statements in two languages, and these are usually accepted without a separate translation.

I receive rental income from a property in France. What documents does a UK mortgage lender want?

Lenders usually want four things: proof of ownership (a title deed or land registry extract), the rental agreement or lease, proof that the rent was paid (bank statements showing the deposits), and French tax filings that declare the rental income. Any of these in French need a certified translation. Your French accountant or notaire can tell you which documents exist.

How far back do payslips need to be translated?

Most lenders want 3-6 months of payslips. Some ask for up to 12 months if your income goes up and down. Check the exact requirement with your broker or lender before you order translations. That way you do not pay to translate documents you do not need.
