Translating Overseas Property Sale Documents UK

Money from selling a property abroad is a common source of funds for UK visas and UK property purchases. UK solicitors, mortgage lenders and UKVI all need certified translations of the foreign sale documents. They use them for money laundering checks and to confirm your financial evidence.

You may sell a property abroad and use the money for a UK visa, a UK property purchase, or a UK financial requirement. If so, UKVI, UK solicitors, banks and mortgage lenders will all ask for proof of the sale and the money it raised. Any of these documents in a foreign language must have a certified translation before anyone can assess them.

Two Main Contexts for Property Sale Translation

(1) UK visa financial evidence: You show that the sale money is a legal source of funds for a visa (for example Innovator Founder capital, spouse visa maintenance, or investor visa funds). UKVI needs certified translations of the sale papers and the bank deposits that followed. (2) UK property purchase / AML checks: UK solicitors must check where your deposit money came from under money laundering rules. If it came from a property sale abroad, they need certified translations of the sale papers so they can meet their legal duty.

Documents Required for Property Sale Translation

Completion Statement / Final Settlement

This shows the final money side of the sale: the sale price, what was taken off (taxes, agent fees, any mortgage left), and the net amount paid to the seller. It is the key document showing how much you received.

Notarial Deed of Sale

In civil law countries, the notary draws up a deed of sale (Escritura de Compraventa, Acte de Vente, Rogito Notarile). This is the main legal proof that the sale happened. It names the buyer and seller, the property, the sale price and the date. It needs a certified translation.

Land Registry Cancellation / Transfer

This shows the property has moved out of the seller's name at the land registry. It confirms the seller no longer owns it and that the sale is finished. It needs a certified translation.

Capital Gains Tax Certificate

In many countries a property sale creates capital gains tax, and the tax office issues a certificate. It shows you declared the sale and paid any tax due. You need it to prove the money is legal. It needs a certified translation.

Bank Transfer / Remittance Records

Bank statements or transfer records showing the sale money arriving in the seller's account. If they are in a foreign language, they need a certified translation. This shows the money trail from the sale to your UK account.

Estate Agent / Legal Fees Invoice

Invoices for the amounts taken off the sale price (agent commission, notary fees, legal costs). They back up the net figure on the completion statement. They need a certified translation if they are in a foreign language.

AML Source of Funds: What UK Solicitors Need

The Money Laundering Regulations 2017 require UK solicitors to check where your UK property money came from. If it came from a property sale abroad, they usually ask for:

  • The completed sale deed (certified translation) showing the sale price and the parties
  • The completion statement (certified translation) showing the net amount you received
  • Bank statements in English, or certified translations, showing the money arriving in your account
  • An explanation of any gap between the sale and the money reaching your UK account

Solicitors cannot simply trust a document they cannot read — they must be able to read and check it. So a certified translation is a legal must, not just good practice.

Frequently Asked Questions

Do I need to translate the entire notarial deed or just the key pages?

For AML and visa checks, the key facts are: who sold and who bought, the property details, the sale price, the date, and proof that the sale went through. Full notarial deeds can run to 50+ pages of standard wording. Ask your solicitor which pages really matter — translating only the key pages (usually the first 5–10 pages plus the signature page) can cut the cost a lot.

The property was sold two years ago but I am only now using the funds for a UK visa. Is this a problem?

UKVI and UK solicitors look at where the money came from, not how long ago. Money from a sale two years ago is perfectly fine, as long as you can show the full money trail from the sale to your current bank account. You will need the sale documents (certified translation) and bank statements showing where the money has been held or moved since the sale.
